The Maintenance Department handles all of the preventive and corrective maintenance they have the capability to handle. Contracts are in place for preventive and predictive maintenance of equipment that requires more specialized training. We call in contract workers for corrective maintenance beyond the capability of the maintenance department as required.
The emphasis of the JWCC maintenance plan is on preventive maintenance (PM) as opposed to corrective maintenance. The comprehensive PM plan in place has three goals: to keep the equipment operating at maximum efficiency; to prevent unscheduled shutdowns; and to extend the useful life of the equipment and physical structures to their maximum.
The PM program covers all equipment and physical structures at all locations. The program JWCC uses to track preventive maintenance is a Computerized Maintenance Management System (CMMS) called ExpressMaintenance™. Work orders are generated by the program and assigned to the individual or group of individuals with knowledge to complete the task. The program tracks completion dates, man-hours, and breakdown analysis. Unscheduled maintenance is also tracked in this manner.
Office Cleaning
Daily cleaning of Staff and Faculty offices ensure that they have a pleasant work environment. This also helps represent the school as a whole when Employees are talking to Prospective Students in those offices.
Carpet Cleaning
Carpets are shampooed on a regular basis. If there is a spot on a carpet it is cleaned as soon as our Staff sees it or hears about it. During the Winter break our staff took time to shampoo the carpet in the Library so students would have a cleaner place to study.
Floor Cleaning
We have one employee whose sole responsibility is to make sure the floors in the hallways and common areas look their best. He can be found during the third shift riding the scrubber, waxing floors, and extracting the carpets in these areas.
Riding Mowers
We have two Toro riding lawn mowers. They are used for the large fields. Mowing the large fields is the prized assignment for the student workers. It is by far the most fun job during the summer. We try to allow the worker with the best work record to have this job.
Push Mowers and Weed Eaters
Here we have a part of the job no one really likes, but has to be done. The sod around the buildings require mowing twice a week during the spring when everything is growing wildly. The weed eaters have to be used all around the campus. Every light pole and sign post has to have a weed eater used around it to keep the campus beautiful.
Snow Removal
This aspect of the job requires help from all BSW employees. Anytime there is a heavy snowfall that needs to be cleared, all available employees are called in to lend a hand. You will see the crew out there with snow shovels and Ice-Melt to clear the sidewalks and other walkways for Students, Faculty, and Staff. They also drive two big trucks with snow blades to blade our parking lots.
Here we have a worthy aspect of Maintenance. We set up tables and chairs for all of the various functions and activities held at John Wood and other Quincy locations.
